Investment return and market opportunities

The developer engaged FMG to review the investment return and market opportunities for the development of a private gym facility in a large leisure development in New Brighton. As part of the project, the developer was obliged to construct a lido and FMG were asked to research on how this would work with a private health club, the pricing strategy, shared changing facilities and levels of income and costs that would likely to be incurred by the operator and the level of rental income that the developer could generate from the facility.


FMG developed a financial model setting out the free cashflow, tax and VAT plus the equity and project Internal Rates of Returns available to the developer.
